A walk-through or final inspection is a visual inspection, usually performed by the buyer and buyer's agent, to verify that all systems and appliances are in good working order, as well as all repairs or replacements, agreed upon by the seller, have been done. This inspection usually takes place a few days prior to close of escrow or closing.

planetRE provides a Walk-Through Checklist to agents that the agents can print or use online. This checklist is a detailed, but by no means exhaustive, list of items you can check on a property. Agents can mark each item as "Checked" or "not Applicable" and enter comments, if any. If there are any items that agents want to bring to seller's attention, agents should use legally binding forms like a contract addendum and attach the checklist for reference.
