An encumbrance is a right of a party, other than the owner, to a property. An encumbrance affects the title and the use of the property. A lien, an encroachment, an easement are types of encumbrances. | |
| How can one find out about the encumbrances? | |

A preliminary title report issued by the title company covers most of the known encumbrances. In addition, an inspection of the property and land surrounding it, as well as a detailed property boundary survey can reveal other encumbrances. | |
