    What is a deed?

    A legal document that describes the property (based on past surveys, official maps, surveyor's landmarks, measured distances, or other references), and states who owns the property. Deeds are public documents, filed with the County Clerk.

    What is Deed of Trust?

    An instrument given by the borrower to a third party (trustee) vesting title to the property in the trustee as security for the borrower's repayment of the mortgage loan.

    What is Grant Deed?

    Grant deed is an official document used for used for transferring the ownership of a property from seller to a buyer. Grant deed is recorded at county recorder's office by the title company upon successful close of a real estate sale (close of escrow).
